Why Regular Inspections are Essential

  • Structural Integrity: We assess the door leaf, frame, and glazing to ensure they are free from damage or warping.
  • Intumescent & Cold Smoke Seals: Checking that seals are intact and capable of expanding under heat to seal gaps around the door.
  • Closing Mechanisms: Verifying that the door closes fully and reliably from any angle, ensuring it latches securely without human intervention.
  • Hinges & Hardware: Inspecting all “fire-rated” hardware to ensure it is securely fitted and not showing signs of wear that could cause the door to drop or stick.
  • Gap Analysis: Measuring the gaps between the door and the frame to ensure they are within the required 3mm–4mm tolerance.

Your Legal Responsibility

Under the Regulatory Reform (Fire Safety) Order 2005 (and the Fire (Scotland) Act 2005), the “Responsible Person” is legally required to ensure that all fire safety equipment—including fire doors—is maintained in efficient working order and in good repair.
