From the architectural stonework to the curated interior fabrics, the hotel operators established a strict “no expense spared” mandate to deliver an unparalleled, premium guest experience.

To bring this vision to life, a high-specification building management infrastructure was required; one that seamlessly married cutting-edge automation with elegant, high-end aesthetics.

HF was selected as the principal multi-trade contractor, deploying our unified Electrical, Air Conditioning, and Fire & Security divisions under a single project manager. This collaborative internal structure allowed us to engineer a flawless, fully synchronised technological ecosystem across every guest suite, common lounge and outdoor space.

1. Electrical Architecture & Custom Guest Automation

Luxury hospitality relies on intuitive, effortless guest control. We fitted an advanced, intelligent lighting and room automation network that puts complete room ambiance entirely at the guest’s fingertips.

• Bespoke Intelligent Control Panels: Installed at the bedside and entryway of each suite, these custom-finish digital panels allow guests to cycle through multiple pre-set lighting scenes (from full illumination to subtle accent side lamps and dramatic hanging pendant features) at the touch of a single button.
• Integrated Service Signaling: The same high-end panel controls the exterior corridor indicators, allowing guests to instantly toggle digital ‘Do Not Disturb’ or ‘Make Up Room’ light displays outside their door, replacing outdated physical door hangers.
• Energy-Preserving Motion Intelligence: To support the hotel’s carbon-reduction goals without compromising guest comfort, we integrated discrete, micro-aperture motion sensors. These sensors dim or isolate room lighting dynamically when a suite is vacant, preserving energy efficiency seamlessly.
• Premium Fittings & Bathroom Relaxation: All primary guest outlets were upgraded to feature integrated Universal Socket Adapters alongside high-amperage USB charging ports built directly into the bedside plate units. In the ensuite bathrooms, we engineered dedicated dimmable lighting paths, enabling guests to soften the environment for ultimate relaxation.
• Climate Floor Heating: Our electrical engineers fully wired the underfloor heating arrays across the suites, ensuring responsive, automated thermal comfort beneath high-end tile and stone finishes.

2. High-Specification Lighting Design: Unique Curations

A hallmark of 11 Royal Terrace is its unique, non-uniform aesthetic; no two guest rooms share the exact same styling.

• Bespoke Lighting Installations: HF’s electrical division handled the delicate installation of unique, heavy statement chandeliers and custom-fabricated pendant lights tailored precisely to the architectural geometry of each individual suite.
• Hallway & Garden Landscaping: We extended this elite illumination strategy into the public corridors, utilising soft, warm-toned recessed architectural lighting. Externally, we wired weather-resistant LED pathway fixtures through the private garden routes, creating a safe, beautifully illuminated evening experience.

3. Integrated Climate Control & HVAC Systems

True luxury is quiet and perfectly regulated. Our dedicated Air Conditioning (AC) division was tasked with engineering an independent climate control network across the entire hotel.

• Independent VRF In-Room AC: Each room was outfitted with a whisper-quiet, high-efficiency air conditioning system. Guests retain absolute autonomy over their room climate via intuitive digital thermostats. To maintain interior design continuity, these wall-mounted control screens were specified with custom faceplates that match the finish of our electrical lighting panels.
• The Garden Orangery Climate Solution: The hotel’s stunning garden Orangery (a prime architectural highlight) presents complex solar heat-gain challenges due to its expansive glass structure. We installed a dedicated high-capacity split system to ensure the Orangery remains perfectly cool in the summer and comfortably warm throughout the Edinburgh winter.

4. Advanced NSI Gold Fire & Security Networks

Securing high-profile guests and an elite commercial property requires an advanced security presence that operates reliably without looking intrusive.

• Elite Access Control & Locking Systems: HF installed a secure, encrypted digital access control network. Magnetic proximity locks were integrated cleanly into every guest suite door. Demonstrating our attention to detail, this premium access control matrix was extended into all back-of-house areas, including the cleaning and linen supply rooms, safeguarding asset management hotel-wide.
• Comprehensive CCTV & Intruder Monitoring: High-definition, low-profile CCTV cameras and advanced motion detectors were systematically deployed across all public corridors, entryways, and perimeter boundaries to feed real-time analytics to the central security monitoring hub.
• Design-Conscious Life Safety Compliance: To meet strict Scottish fire regulations, we installed a comprehensive, addressable commercial fire alarm network. Recognising the hotel’s premium status, HF bypassed standard industrial plastic frame prints; instead, we had the Fire Alarm Zone Plans specially printed and stylised to blend into the interior design theme of the hotel walls.
