Whitburn Health Centre in West Lothian is a busy, community-focused healthcare facility delivering essential medical services to local residents. To maintain patient comfort and adhere to clinical environment regulations, a reliable, high-performing heating system is absolutely non-negotiable.
For 25 years, the facility relied on a legacy four-boiler plant configuration to heat the building. Over time, this outdated system suffered from significant thermal degradation, leading to frequent operational inefficiencies, rising commercial energy bills, and a failure to maintain comfortable, consistent temperatures across the medical bays, waiting rooms, and staff offices.
HF was contracted to deliver a comprehensive, turnkey plant room refurbishment. We decommissioned and recycled the legacy infrastructure, upgraded the facility to a high-pressure heating system, and installed three new high-efficiency commercial boilers managed by an intelligent, automated Boiler Management System.
The mechanical heating infrastructure at Whitburn Health Centre had exceeded its operational lifespan. Running a 25-year-old, four-boiler network presented multiple compounding issues for the healthcare facility:

The first phase involved the safe isolation, draining, and dismantling of the four legacy commercial boilers. In alignment with our strict corporate sustainability and ESG policies, all metalwork, copper piping, and redundant mechanical components were safely removed from the site and transferred to accredited recycling facilities, keeping project waste entirely out of landfills where possible.
To ensure a balanced distribution of thermal energy across the entire health centre, the internal plumbing infrastructure was entirely upgraded. Our commercial plumbers re-engineered the plant room pipework to support a modern, closed-loop, high-pressure heating system. This upgrade included installing commercial expansion vessels, advanced dirt/air separators, and high-efficiency variable-speed circulation pumps designed to move hot water swiftly and uniformly through the building’s radiator circuits.
The four old boilers were replaced with three modern, high-efficiency commercial boilers. By reducing the asset count from four units to three, we minimised future maintenance requirements while maximising output. These new units operate with advanced modulation, allowing them to match their heat output precisely to the real-time demands of the building rather than running at maximum capacity continuously.
Quality assurance and long-term asset protection were central to this project. Following the mechanical installation, HF coordinated directly with the boiler brand manufacturer’s corporate engineers to execute the final system commissioning. This formal verification certified that the installation perfectly matched the manufacturer’s strict engineering tolerances, immediately triggering the activation of an extensive 12-year manufacturer warranty, providing them with long-term financial security and peace of mind.
To drive down energy bills, we integrated the new boilers with a commercial-grade Boiler Management System (BMS). This intelligent control platform features daylight harvesting metrics, weather compensation sensors, and automated 7-day scheduling. The system constantly monitors outdoor ambient temperatures and shifts heat generation proactively, ensuring the plant room operates at absolute peak thermal efficiency without wasting gas during milder weather.
