Brief Project Description: The Hyndland Rock, a well-known West End landmark, underwent a comprehensive refurbishment and re-branding. Our team was contracted to execute the complete Mechanical and Electrical (M&E) fit-out for this prestigious Mitchells & Butlers venue. The project scope included a full electrical overhaul, from new main distribution and re-wiring to all lighting and power installations; alongside a significant mechanical installation covering plumbing, gas works, new sanitary facilities, and a state-of-the-art air conditioning system. The primary goal was to transform the site into a comfortable and efficient hospitality space, capable of launching a new food service offering, all while meeting a strict, time-sensitive deadline.

Mechanical and Electrical Scope of Work

Electrical Installations:

  • Full Electrical Refurbishment: Complete site re-wiring, replacing and upgrading all existing electrical circuits and worn cabling.

  • Power Distribution: Installation of new distribution boards, including a new main distribution board, to safely and efficiently manage the venue’s increased power demand.

  • Customer Power: Fitting new, modern socket outlets across the venue, featuring integrated USB plug sockets for customer convenience.

  • Lighting Design: Installation of all new feature lighting, including decorative pendant lighting, and upgrading the main venue lighting to energy-efficient LED lighting.

  • Kitchen Electrics: Completion of all electrical infrastructure required for the new commercial kitchen, supporting the venue’s new food service.

  • External Installations: Enhancing the outdoor customer space with the fitting of decorative Festoon lighting and installation of new external patio heaters.

Mechanical Installations:

  • Air Conditioning: Design and installation of a complete new Air Conditioning (AC) system to ensure optimal customer comfort throughout all seasons.

  • Sanitary Fit-Out: Full refurbishment of all customer and staff bathrooms, including the fitting of new sanitary wear, taps, sinks, and associated plumbing.

  • Plumbing & Gas: Completion of the entire site’s plumbing systems, including the intricate behind-the-bar plumbing setup and all required gas works for the new commercial kitchen equipment.

Project Challenges: Revitalising a historic and well-loved landmark like The Hyndland Rock presented unique challenges, primarily centred on time management and seamless integration with other trades.

  • Tight Deadline: As is standard in the hospitality sector, the venue closure time had to be strictly minimised to mitigate significant operational costs for the client. This demanded an aggressive and highly coordinated M&E work schedule.

  • Multidisciplinary Coordination: Our team worked in close collaboration with the main contractor, Hugh Stirling, and other specialist trades. We were required to precisely phase our M&E installations (from first fix electrical wiring and plumbing in walls to second fix lighting and sanitary wear) to ensure every step aligned perfectly with the build schedule (e.g. plastering, joinery, and tiling).

  • Quality and Compliance: All new M&E systems had to be installed to the highest commercial standards, ensuring compliance with current building regulations and the specific high-quality aesthetic and operational requirements of the Mitchells & Butlers brand. The installation of new power distribution and commercial kitchen services required careful planning and meticulous execution to ensure safety and long-term reliability.

The project was delivered on time and to the exceptionally high standards that HF is known for. The successful M&E installation provided The Hyndland Rock with a reliable, energy-efficient, and comfortable environment ready to launch its new food and beverage offering. The modern systems and attention to detail, from customer USB sockets to the new air conditioning, contribute significantly to an elevated customer experience, ensuring the venue maintains its status as a premium landmark in the heart of Glasgow’s West End.
